Every home has a solar roof, a Tesla Powerwall battery and a heat pump, balanced by Octopus Energy's Kraken platform. The home makes and stores its own power and exports the surplus, so Octopus can guarantee the resident pays nothing for home energy for at least 10 years.
The typical household energy bill is £139 a month and rising (Ofgem, July 2026). A tenant swapping that unpredictable cost for guaranteed zero has a reason to choose your home first, and to stay in it.
Rental homes must reach EPC C by 2030 under confirmed government plans, and 2.9 million rentals need money spent on them to comply. These homes are EPC A from day one, with nothing to retrofit.
"Bills included" is now the second most searched rental filter on Rightmove after "pet friendly". Zero bills homes let faster, keep tenants longer and cut the arrears risk that comes with bill shock.
No bridging finance and no six figure cheque on day one. Your money goes in gradually across the build, and the completion balance can be funded with a standard mortgage.
£13,000 secures a 2 bed Acorn; £16,900 a 3 bed Beech.
Fixed monthly payments through the build. Phase 1 spreads over 24 months, for example £2,708 a month on the 2 bed Acorn.
Mortgageable. With a 70% loan at handover, no further cash is needed beyond what you have already paid in.
Want to invest a smaller amount each month? Later phases spread the same 25% over 33, 45 or 57 months. On a 2 bed house that can mean from £1,197 a month after the 5% reservation. See the side by side example.
Every home is paid for the same way: 5% to reserve, 25% in monthly instalments through the build, 70% at completion. What changes is the pace. Choose an early phase for the fastest keys, or a later phase to spread the same 25% over up to 57 months and more than halve the monthly commitment.
2 bed freehold house, £259,995, completing Q2 2028, the first handovers on site:
| Stage | Amount |
|---|---|
| Reservation (5%) | £13,000 |
| 24 monthly instalments (25% in total) | £2,708 a month |
| Total paid in by completion | £78,000 (30%) |
| Balance at completion (70%) | £182,000, mortgageable |
The same 2 bed house, £272,995, completing Q3 2030, with almost five years to pay the 30% in:
| Stage | Amount |
|---|---|
| Reservation (5%) | £13,650 |
| 57 monthly instalments (25% in total) | £1,197 a month |
| Total paid in by completion | £81,899 (30%) |
| Balance at completion (70%) | £191,097, mortgageable |
Pick your pace: the earlier the phase, the sooner the keys; the later the phase, the smaller the monthly commitment. Because 30% is paid in through the build, a standard 70% mortgage can cover the entire completion balance. Rents are set by the market at the time of letting, so we do not publish projections on this page. What we will happily send is the plot by plot rental projections together with the evidence behind them: official local rent data, energy cost data and independent research on what tenants pay for new, efficient rental homes. Request it through the form and judge it for yourself.
Stamp duty is only payable at legal completion, which is Q2 2028 to Q3 2030 depending on phase. Under current rules an additional dwelling attracts SDLT at completion; the government has signalled reform of stamp duty before then. We will always show you the position under the rules in force, and we recommend independent tax advice.
No ground rent anywhere on the site, and the houses have no service charge at all. Nothing erodes the rent you receive.
The balance can be paid in cash, or via a mortgage arranged closer to completion. We work with brokers experienced in new build lending and can introduce you well before handover.
Yes.
